$459,000

NEW LISTING. NEW PRICE. SAME AVALON ADDRESS, BUT A VERY DIFFERENT VALUE. If you have been waiting for the right combination of location, usable space and price in Kill Devil Hills, 2011 Portsmouth Street deserves another look. Located in Avalon, one of the Outer Banks' original and most loved beach to sound communities, this 3-bedroom, 2.5 bath home offers 1,422 square feet of living space plus another 482 square feet of garage, storage and workshop space on the lower level (Show me another with that value add...?). Add the included detached storage shed and there is actually somewhere to put the surfboards, fishing rods, bikes, kayaks, tools and all the stuff we somehow convince ourselves we need to live at the beach. The location is a big part of the story here. You are just five lots from the Bay Drive multi use path, with nearby sound access, a public boat launch and one of the best stretches in KDH for walking, biking, getting on the water or catching an Albemarle Sound sunset. Inside, the two-story floor plan offers flexibility beyond the traditional 3 bedrooms. An additional room currently used as a bedroom can just as easily become an office, workout room, guest space or whatever fits your needs. There is also a solid list of improvements already behind you, including a roof in 2018, drain field in 2020, HVAC in 2021, water heater and refrigerator in 2022, and a new washer in 2026. (Value Add !!) The property is located in an X Flood Zone as well. For just $30 annually, owners also have the option to join the Avalon Beach Improvement Association, providing oceanfront beach parking and sound side access. Thirty bucks for easier access to both sides of the Outer Banks is still one of the better deals around here. Primary home, second home, weekend escape or investment property, there are several ways to make this one work. More importantly, the new price changes the conversation. 2011 Portsmouth Street now brings together an established KDH neighborhood, proximity to the sound and beach, flexible living space, garage and storage, meaningful improvements and X Flood Zone location at a value that is getting harder to duplicate. The Outer Banks has houses for sale, the trick is finding a place that feels like HOME vs a House... where the price, location and lifestyle all make sense at the same time. This one just got a lot more interesting. NEW LISTING. NEW PRICE. SAME AVALON ADDRESS, BUT A VERY DIFFERENT VALUE.
